What does brick repair involve on a San Marcos home?

Brick repair in San Marcos usually means repointing, which some people call tuckpointing. We rake the worn mortar out of the joints and pack in new, and sometimes cut out damaged bricks and replace them, so your wall, planter or chimney stops losing mortar and keeps water out.

Most calls start with sandy mortar falling out of a few joints, or a brick face flaking off near the ground. The price turns on how many joints need raking out, whether bricks have to be replaced and matched, how high and easy to reach the wall is, and whether a drainage problem has to be fixed first. The schedule depends mostly on the weather, because new mortar needs the right conditions to cure, and on how long it takes to find brick that matches. My estimate spells out what we'll do and why, so you see the plan for your own wall before anything starts.

Is brick repair the right call for your wall?

  • Sandy, crumbling joints

If mortar rubs out under your finger, the joints need repointing before water gets behind the brick.

  • Flaking or chipped brick faces

Bricks shedding their faces, often low on a wall or step, usually need cutting out and replacing.

  • Cracks through the wall

A crack running through joints and bricks needs a close look to find out what's moving and why.

  • Stains under a downspout

White staining or washed-out joints near a downspout or sprinkler means water is doing the damage.

How we handle brick repair

First I find out why the brick is failing, whether that's a gutter overflowing onto the wall, a downspout emptying at its base or a sprinkler soaking it every morning. If the water keeps coming, new mortar washes out the same way the old mortar did, so the drainage gets sorted out first. Then I tell you plainly whether repointing will do or some bricks need replacing. Our crew rakes the worn mortar out to sound material, cuts out damaged bricks and sets matching ones, and packs in fresh mortar mixed to suit your wall. We tool the joints to the shape that's already there and clean the brick face before we leave.

Brick repair often sits next to other work. Brick edging along a drive can come apart when the pavers beside it settle, so we can look at driveway pavers on the same visit. A cracked garden wall that's really holding back dirt needs retaining wall construction rather than another patch. When a whole wall is worn, masonry restoration may serve it better than spot repairs.

  • Repointing worn joints

This suits a wall where the bricks are sound but the mortar is sandy, cracked or missing. We replace the joints and leave the brick in place, which keeps the wall's original look.

  • Replacing damaged bricks

This suits a wall with bricks that are flaking, crumbling or cracked deep through. We cut out the bad ones, find the closest match we can and set the new bricks in fresh mortar.

  • Rebuilding a loose section

This suits a cap, step or top course that has come loose or started to lean. We take it down to solid brick and relay it, and we reuse the old bricks where they're still good.

What happens when you call about brick repair in San Marcos?

  1. Call or send the form

Call (760) 304-1464 or send the form with a few photos, and you'll reach me, not a call center. We'll set a time for me to come and look at the wall.

  2. I look the wall over

I check the joints and the bricks, find where the water is coming from and ask what you want from the repair. Then you get a written estimate that says what we'll do and why, and if part of it can wait, I'll tell you.

  3. Our crew does the repair

Once you say go, we set a date, and I work on site with our crew until the job is done. We keep the work area tidy and clean the brick face as we finish.

  4. Walk the finished wall together

When we're done, I walk the wall with you and show you what we changed and why. If you have questions, that's the time to ask them, while we're both standing there.

Matching the mortar on a brick repair

New mortar should match the old and stay softer than the brick.

Mortar does more than fill gaps. It's meant to be the weak part of the wall, so if anything gives, it's the joint and not the brick. A mortar that's harder than your brick traps water and stress at the edges, and over time the brick faces crack and flake around it.

So I look at the color, the sand and the hardness of what's already there and mix to match it. On older homes that usually means a softer mix with lime in it rather than a strong bagged mortar. It takes a little more care, and it's why the repaired joints blend in instead of standing out.

Look through these examples of brick, stone and block work to get a feel for the finishes and joint styles you might want on your own wall.

Brick repair questions we hear

Should I repoint or replace my brick?

Repoint when the bricks are sound and only the mortar is cracked or loose, and replace bricks when their faces are badly flaked away or the cracks run deep. Repointing is often enough for minor damage, while heavy flaking or deep cracks may make replacing the brick the better long-term fix. Plenty of walls need a bit of both, and I'll show you which parts need which.

How much does brick repair cost in San Marcos?

The cost comes down to how much of the wall needs work and what kind of work it is, so I price it after I've seen the wall. Repointing a few joints usually costs less than replacing bricks. Height, hard-to-reach spots, brick that's hard to match and any drainage fix that has to come first all add to it. The estimate lays out what we'd do and why.

How often does brick need repointing?

Brick walls and chimneys normally need repointing every 20 to 30 years as general maintenance. If your joints are around that age and turning sandy, they're probably due. If they're failing much sooner, water is usually the reason.

Why is white powder showing on my brick wall?

That white powder is usually efflorescence, salts that water carries out of the wall. A light bloom on new mortar in the first few months usually goes away as the wall weathers. If it keeps coming back after that first drying, water is likely getting into the wall and staying there. The National Park Service's repointing guide calls dry brushing with stiff natural or nylon brushes, then wet brushing, the safest way to remove it, and says muriatic acid generally doesn't work and shouldn't be used.

Who can do brick repair in California?

In California, masonry work is licensed by the state contractors board under its C-29 Masonry class, which covers brick, block, stone and thin brick facing. A general contractor with a B license can take a masonry job only if it also holds that class or hires a licensed masonry contractor to do the work. Very small fixes follow the state's small-job rule, explained below.

How long does new mortar take to cure?

New mortar cures best when daytime temperatures stay between 40 and 90 degrees for at least 24 to 72 hours after it goes in. That's why many owners plan repointing for spring or fall. We'll look at the timing with you when we set the date.

What to know about brick repair in San Marcos

California sets the line on who can do this work. Someone without a contractor license can only take a job worth up to $1,000 in total, and only if the job needs no permit and they don't employ anyone. A small brick fix might fit under that limit, so check the full price of the job against it before you hire someone without a license. If your job does need a permit, we check with the city or county office at the start and take care of the permit paperwork with you.

On jobs around here we mostly see brick planters, garden walls, steps and chimney faces, and the damage usually lines up with a downspout or a sprinkler head. We see the same thing on calls in Escondido and Vista, and we work in many other cities nearby, so just ask if yours isn't listed.
