Our masonry work in Escondido
Escondido is right next door to San Marcos, where I started this business in 2023, so coming out to look at a job here is a short drive. As a masonry contractor based in San Marcos, CA, we work through Escondido the same way we do in San Marcos and Vista. The calls here range from older houses near downtown with brick chimneys and garden walls, to tract neighborhoods lined with block walls, to bigger lots up in the hills toward Dixon Lake and Daley Ranch.
Each of those asks for something different. On an older house the job is mostly about matching what's already there, and on a hillside lot it starts with the ground under the wall.
What we build and repair in Escondido
Foundation repair
When a block foundation on a sloped lot cracks, we find out why before we repair the block or the footing under it.

Older brick chimneys here often have loose caps and crumbling tops. We rebuild what's failing and match the brick that's still sound.

Tuckpointing finishes new joints with a thin, crisp line, so an older brick front looks sharp again without replacing the brick.

Cracked or flaking bricks on an older Escondido planter, step or garden wall get cut out and replaced with brick that matches.

Plenty of driveways here climb from the street, so we set pavers on a packed base with edges that hold on the slope.

Hillside yards in the north end of town lean on retaining walls. We build them with footings and drainage sized for the slope behind.

Block walls along property lines and side yards are everywhere here. We build new ones and repair sections that have cracked or leaned.

For an addition or a raised floor on a sloped lot, we lay foundation block on a footing poured to suit the ground underneath.

Bigger Escondido backyards have room to cook outside, and we build the counters, grill islands and bar walls in block, brick or stone.

Natural stone walls, steps and columns suit the hillside yards here. We set each stone so it sits solid on the one below.

If the bricks are sound but the mortar between them is sandy and shallow, refilling those joints now keeps the brick from bigger repairs.

What Escondido homes and hillsides ask of the work
Many of the older Escondido houses we see have brick chimneys, planters and garden walls where the brick is still fine but the mortar between it has gone soft and sandy. We rake out the worn joints and refill them with mortar mixed to match the old in color and hardness, because a mix that's harder than the brick around it can crack that brick as the wall moves. Matching old work is what we're best known for, and if your wall can wait a few years, I'll tell you so.
The other thing Escondido gives us is ground. Lots in the northern hills often sit on a slope, so retaining walls, steps and driveways there need deeper footings and a plan for where the water goes. That slope moves the price and the schedule more than anything else here, because block and gravel have to be carried in and footings are often dug by hand, so I look at access before I write your estimate.

Questions from Escondido homeowners
Do I need a permit for a retaining wall or block fence in Escondido?
Under an older city guideline, a retaining wall up to 4 feet tall and a fence up to 6 feet don't need a building permit, though both still need the Planning Division's approval. That 4 feet is measured from the bottom of the footing to the top of the wall, so the part you see is shorter, and a wall holding up extra load like a driveway or more slope falls outside it. Since the guideline is older, the Building Division has the current answer, and if your wall needs a permit, we check with the city at the start and take care of the paperwork with you.
How long does it take to get a building permit in Escondido?
Once the city's Building Division has a complete set of plans, each round of plan review takes about 30 calendar days, and plans that need changes go through another round. The division only takes plans electronically, and its counter at City Hall, 201 North Broadway, is open Monday through Friday from 8 am to 5 pm, phone 760-839-4880. When your job needs a permit, we plan the start date around that review.
Does a contractor from San Marcos need an Escondido business license?
Yes, the city requires anyone who does business in Escondido to hold a city business license, even when the business is based outside the city, and it names construction contractors as an example. We're based in San Marcos, so that rule covers us, and it's a fair question to ask any contractor you're comparing.
When does a masonry job need a licensed contractor in California?
A job needs a contractor licensed by the California Contractors State License Board if it needs a building permit, uses any extra workers, or costs $1,000 or more in labor and materials together. Most wall, chimney and paver jobs pass that $1,000 mark, and a bigger job can't be split into smaller pieces to get under it. We're licensed and insured.
How much does a masonry contractor cost in Escondido?
There's no single figure, because the price comes from your wall or repair itself. Height and length, the material you pick, how deep the footing goes, whether an old wall has to come out first and how far we carry block up a slope all move it, and matching old brick and mortar takes more time than new work. I give you a figure for your own job once I've looked at it on site.
What causes a retaining wall to lean on a sloped yard in Escondido?
Usually it's water, because soil that stays wet behind a wall gets heavy and pushes until the wall tips or cracks. A footing that's too shallow, or a wall with no gravel and drain behind it, gives way sooner, so when we build or rebuild one we start with the footing and a way for water to get out. If yours is already leaning, I'll tell you whether it can be repaired or needs to come down.
